Handy Giant Commercial Services preventative scheduled maintenance program is used to service facilities in order to prevent problems and malfunctions from occurring.

With small or large facilities preventative maintenance can become a complex undertaking due to the nature of the facilities. From individual hotel rooms to roof top equipment facility operations management is what we do.

  • Conduct room-by-room inspections, paying special attention to the following:
  • Door (surfaces, handles, hinges, deadbolt, and key card reader)
  • Sprinklers and smoke detectors
  • Carpet seams
  • Walls, baseboards, and crown moldings
  • Windows
  • Air conditioning units
  • Water fixtures
  • Toilet
  • Signs of water damage or mold
  • Electrical systems
  • Kitchen appliances, fixtures, and disposal (if equipped)
  • Check generator systems
  • Check laundry systems
  • Check HVAC systems
  • Check fire systems (including alarms, sprinklers, extinguishers, fire hose cabinets, and related components)

The tasks associated with checking the systems and areas listed above vary based on the equipment and facilities being checked. In general, we will look for signs of excessive wear and tear, damage, and stress. Equipment such as HVAC, pool pumps, and boiler equipment systems will have specific scheduled maintenance requirements. If you use Computerized maintenance management system (CMMS) software, we will synchronize our work schedules with your CMMS system requirements.

Our technicians will inspect equipment when it is operating normally which allows us to see and hear potential symptoms. For example, pumps may look fine when not pumping water. Unless visible water or water damage is present, a visual inspection may not reveal a leak. On the other hand, if the technician runs the pumping equipment, leaks will likely become obvious.

When inspecting hotels and hotel equipment, whether scheduled via a computerized maintenance management system or not, the goal is to provide preventative services in order to prevent costly problems from manifesting. Depending on our findings, it may become necessary to go beyond preventative maintenance and perform or schedule actual repairs.
