The quickest fix is to not have the problem in the first place. Here’s a checklist of items every homeowner should get to regularly.

1. Test your garage door opener monthly to ensure that it reverses when it hits an obstruction or when its sensor beam is interrupted.

2. Vacuum the clothes dryer’s exhaust duct at least once a year. If the duct is plastic, replace it (it’s a fire hazard). Rigid sheet-metal ducting is best.

3. Replace furnace filters quarterly, or as recommended by the furnace manufacturer.

4. Test all GFCI (ground fault circuit interrupter) outlets monthly. Press the test button and use a voltage tester to make sure the power goes off.

5. Clean leaves and debris from the condenser of a central air conditioner seasonally.

6. Once a year, vacuum the refrigerator coils underneath the appliance.

7. Have the fireplace chimney inspected and cleaned annually.

8. Inspect window and door caulking and weather stripping yearly.

9. Replace the batteries in smoke detectors yearly. And remember, even recent hard-wired smoke detectors have backup batteries that must be replaced. If you have never checked yours, do so.

Why Frozen Pipes Are a Problem

Water expands as it freezes. This expansion puts extreme pressure on whatever is containing it, including metal or plastic pipes. Pipes that freeze most frequently are those that are exposed to severe cold, like outdoor water faucets, swimming pool supply lines, water sprinkler lines, and water supply pipes in unheated interior areas like basements and crawl spaces, attics, garages, or kitchen cabinets. Also, pipes that run against exterior walls that have little or no insulation are also subject to freezing.

A 1/8-inch crack in a pipe can leak up to 250 gallons of water a day, causing flooding, serious structural damage, and the immediate potential for mold.

In the US, frozen pipes cause significant damage every year, but they often can be prevented. Taking a few simple steps, even now, may save you the aggravation and expense.

Prevention

There are three common causes of frozen pipes:

1. Quick drops in temperature

2. Poor insulation

3. Thermostats set too low

There are a number of preventative steps you can take to keep your pipes from freezing:

  • Check the insulation of pipes in your home’s crawl spaces and attic. Exposed pipes are most susceptible to freezing.
  • Heat tape or thermostatically controlled heat cables can be used to wrap pipes. Be sure to use products approved by an independent testing organization, such as Underwriters Laboratories Inc., and only for the use intended (exterior or interior). Closely follow all manufacturers’ installation and operation instructions.
  • Seal leaks that allow cold air inside near where pipes are located. Look for air leaks around electrical wiring, dryer vents, and pipes, and use caulk or insulation to keep the cold out. With severe cold, even a tiny opening can let in enough cold air to cause a pipe to freeze.
  • Use an indoor valve to shut off and drain water from pipes leading to outside faucets. This reduces the chance of freezing in the short span of pipe just inside the house.
  • A trickle of hot and cold water might be all it takes to keep your pipes from freezing. Let warm water drip overnight, preferably from a faucet on an outside wall.
  • Keep your thermostat set at the same temperature during both day and night. You might be in the habit of turning down the heat when you’re asleep, but further drops in the temperature – more common overnight – could catch you off guard and freeze your pipes.
  • Open cabinet doors to allow heat to get to un-insulated pipes under sinks and appliances near exterior walls.

If Your Pipes Do Freeze…

Don’t panic. Just because they’re frozen doesn’t mean they’ve already burst. Here’s what you can do:

  • If you turn on your faucets and nothing comes out, leave the faucets turned on and call a plumber.
  • If your house or basement is flooding, turn off the water valve and immediately call 911.
  • Do not touch or use electrical appliances in areas of standing water due to electrocution concerns.
  • Never try to thaw a pipe with a torch or other open flame because it could cause a fire hazard. Every year, many building fires are caused by people trying to thaw frozen pipes. All open flames in homes present a serious fire danger, as well as a severe risk of exposure to lethal carbon monoxide.
  • You may be able to thaw a frozen pipe with the warm air from a hair dryer. Start by warming the pipe as close to the faucet as possible, working toward the coldest section of pipe.
  • Again, if your water pipes have already burst, turn off the water at the main shutoff valve in the house; leave the water faucets turned on and call 911. Make sure everyone in your family knows where the water shutoff valve is and how to open and close it. Likely places for the water turn-off valve include internal pipes running against exterior walls or where water service enters a home through the foundation.
  • If you will be going away during cold weather, leave the heat set to a temperature no lower than 55ºF.

How’s my ducting?

National studies of residential duct systems indicate that many duct systems leak 40% or more.  This means that 40% of cooling capacity, heating capacity, and utility dollars are going into unconditioned space.  Duct leaks also cause pressure imbalances inside the home causing indoor air quality problems.

We find many duct systems to be poorly designed, installed or don’t have a improperly implemented maintenance program. A sure sign of duct problems is rooms that heat or cool unevenly.  Dust streaks around supply vents are often thought to be caused by a dirty duct system.  Most of the time dust streaks around supply vents are caused by leaks in the duct system between the “bucket”, the sheet rock, and the supply vent cover.  A venture effect caused by the moving air sucks dirt, humidity and heat directly from the attic.

Poorly insulated points or sections of ducting can cause moisture and microbial growth to occur.  Air is then circulated past the molds growing in the duct system, distributing mold spores thru out your home. Since these spores are created after the filter; even the best filtration system can’t fix this duct problem.

Proper duct design is also important in achieving and maintaining proper system operation and efficiency.  Some residential homes and commercials buildings have supply air outlets placed near the interior walls of the home.  This poor duct installation practice creates a need to run high duct static pressures in order to push air all the way from the interior wall to the exterior wall where the majority of the heat enters your home.  This one poor duct design feature creates a host of potential problems.

As you may have read in the about me page I worked in facility operations and property management field for over a decade. While working at the real estate maintenance department for high-end hotels on Nantucket Island I learned that the most important aspect of the guest and resident experience is always focused around how friendly and warm is the front line staff. There should be no disconnect between a welcoming front desk team, hospitable restaurant staff or a busy maintenance department.

Here are the questions to ask:

  • Does your maintenance staff greet your guest and residents?
  • Does your property maintenance team always acknowledge residents when/if in passing in a warm and naturally friendly manner?
  • Does the servicing staff take the time to learn and try to remember the names of your guests and residents?
  • Does your maintenance staff cordially ask guests and residents if they are experiencing any environmental problems that might be affecting there daily living or even a short term stay?
  • Is your maintenance staff empowered and encouraged by you to create a service request or, better yet, fix the problem on the spot if time allows?

Maintenance teams are important and effective marketers because, maintenance employees can offer a warm fuzzy home feeling (or the opposite) to residents and can make or break your asset’s performance. In some cases a friendly greet and meet from your maintenance management supervisor when showing around the building to your potential residents could add comfort and tip the scale towards a successful lease or sale. I say with pride that I remember many instances where I helped to “close” on a room or an apartment by simply taking time to say hello or answer a question from a potential resident during their tour. The property showing experience is never just about the “walls” – it’s always about people servicing the building.

Consider this hypothetical example. Let’s say your apartment property averages six service requests per unit each year. If we assume that the average apartment property has 200 units, a maintenance staff could potentially interact with residents at least 100 percent more than the leasing staff! With that amount of direct contact with residents, it’s no wonder there is an emphasis of the role apartment maintenance technicians play in your property’s brand.

Does your company periodically ask the maintenance technicians to put down the wrenches and screwdrivers to talk about another kind of customer service? Such as how to communicate with your customers, how to be personable and friendly with no exceptions, about being a little more proactive with the little extras and details that can sometimes get overlooked.

Maintenance technician’s proper engagement with your resident can fortify your company’s purpose. Would your technicians go above and beyond the call of duty, such as offering service on the fly or even giving a resident’s car a jump? I hope the answer is yes. If not, please call me.

What I also learned to be helpful is offering residents and guests to complete a brief survey after maintenance work has been completed, so your real estate portfolio maintenance team can better execute its mission and continue gaining trust. If somebody is not enjoying their living experience, there is an urgent need to do something to try to turn that around. For example, setting up survey notifications on a daily basis – when a resident completes the surveys and submits a mark that’s below four out of five stars on particular questions, you will get an automatic notification. Carefully review it and share an inserted comment with your appropriate teams and try to figure out how to make the experience turn around.

While customer satisfaction is very high, it is good to remember that none of your properties are immune to complaints. I simply view them as a chance to improve our service and build a stronger brand. I had to learn to take the position not be offended if somebody writes a complaint and see it as an opportunity. An opportunity to be your top secret property marketing weapon.

3. Magnets on refrigerators are not a good idea. If they fall on the floor, your child could put it in his or her mouth and choke on it.

4. When cooking, all pot handles should be turned in so your baby does not reach up and pull the handle. If possible, use your back burners first.

5. Hanging cords from answering machines, phones, lamps, and appliances should be out of your child’s reach.

6. Always keep the DVD player out of reach so your child cannot put his or her hands into the mouth of the tape opening.

7. Wall hangings should never be put over the crib. If your child pulls it down, nails could come loose and fall into the crib, not to mention having the glass break in the crib.

8. Cords to blinds should be lifted high out of reach of your child. Children can pull the cords and could be accidentally strangled.

9. Turn your hot water down below 120 degrees to prevent scalding.

10. Pet doors should be blocked off so your baby does not go through the door. Babies tend to follow animals outdoors.

11. Tablecloths hanging over the edges of the tables can be pulled down and everything on top can fall on your child.

14. A baby must never be left unattended-even for just 30 seconds-outside or in a bathtub.

15. Your garage must be off limits to children.

16. Do not use tacks or staples to secure electrical cords to walls. They can fall or be pulled out and swallowed.

17. Securely install stair safety gates, hallway and room dividers.
